Rental Agreement Our
policies are designed to be fair to all of our Guests and Cottage Owners. When we accept and confirm your reservation by email
we turn away all other requests. This policy is designed to completely protect you, the Cottage Owners and our business. If
you have any questions, please ask. You must be 21 years of age or older to make a reservation. Rates are subject to
change at any time prior to your confirmation. Reservations require a deposit and a (3) night minimum stay. NO PETS ALLOWED.
All cabins are NON-SMOKING.
Terms and Conditions
1. GENERAL Gone Fish Inn Resort Management
Consulting Inc. herein known as”GFI” offers rental accommodation to the "Client", named as the applicant
on the Reservation Form, on behalf of the Cottage Owner, herein known as the "Owner". GFI secures reservations and
administrates cottage bookings as described in the Gone Fish Inn Resort Reservation Page, by the Owner (as indicated in the
Rental Agreement) and by these Terms and Conditions. The Client agrees to adhere to these restrictions as described in this
Rental Agreement and the "Resort Rules" as set out by the Owner. The Client is also responsible for any and all
guests with regards to adherence of the same. Unless specified otherwise, Bed Linens and Towels are not provided. A
binding contract between the Owner and the Client will be complete upon receipt of the Reservation Request executed by the
Client on the Reservation Page by clicking on the “Make Reservation” Button. 2. PAYMENT GFI will confirm all bookings by Email upon
approval of the Reservation Request and the receipt of the appropriate funds paid in full including security deposit.
Payment can be paid by online Credit Card or by Certified Check or Money Order. For Credit Card payments there is a 3.5% transaction
fee. Only upon receipt of guaranteed funds will bookings be considered for approval. Checks are to be made payable in CDN
funds to "Gone Fish Inn". 3. SECURITY
DEPOSIT The security deposit for each cabin is $500.00 unless otherwise indicated and is due along with any outstanding
balance 30 days prior to occupancy. The security deposit will be returned to you within 15 days or sooner after your
stay, provided there is no claims or penalties assessed such as cleaning charges or property damage beyond normal wear and
tear to the cabin, its contents, equipment, depleted consumables replaced, and the key has been returned to the designated
drop-off location or where specified. There is a $50.00 penalty for not returning keys within these parameters. The Client
is responsible for any damage in excess of the security deposit. Excess Damage beyond $500.00 will be charged to your Credit
Card. 4. INVENTORY AND RESORT RULES The
Client is responsible for ensuring that all the conditions that are stipulated in the Resort Rules and the Rental Agreement
are adhered to and that all inventory and equipment is used in a safe and responsible manner. This responsibility also extends
to all occupants and guests visiting the Cottage/Resort. Further the Client is required to ensure the Cottage and its Inventory
are left in the same condition and state of cleanliness (beyond normal wear and tear) as it was upon their arrival. Failure
to do this to the satisfaction of Gone Fish Inn and/or the Owner will result in clean/damage charges applied against all or
part of the security deposit. A minimum $75.00 cleaning charge will apply. (Inventory and equipment includes but is not limited
to, the cabin itself, furniture, fixtures, chattels, fittings and effects in or about the cabin and respective property) Also,
failure to remove ALL garbage including garbage bags to the designated disposal containers will result in charges assessed
against the security deposit. Any goods depleted such as propane and cleaning supplies, toilet paper, dishwasher soap, condiments,
etc shall be replaced. 5. CANCELLATION POLICY
NO REFUNDS and NO CANCELLATION’S FOR ANY RESERVATIONS In the highly unlikely event that GFI must change
a confirmed booking, GFI will refund in full, all monies paid. 6. CHANGES IN ACCOMMODATION NO REFUNDS and NO CANCELLATION’S FOR ANY RESERVATIONS In the highly
unlikely event that GFI must change a confirmed booking, GFI will refund in full, all monies paid. 7. REPRESENTATION Any and all information including written material,
photographs, and video contained herein is believed to be accurate at the time of printing and viewing. GFI does however,
reserve the right to make any changes deemed necessary to reflect a more accurate representation of the cottage/resort and
its elements. GFI will also endeavour to ensure that certain core elements such as water, plumbing, electrical and septic
systems, as well as major appliances such as the stove and refrigerator are in good working order and remain in such order.
In the unlikely event that these core elements breakdown or otherwise become unavailable and/or unusable for the rental period,
neither GFI nor the Owner accepts responsibility for replacing or refunding the Client for the lack of use of these core elements.
Also, TV &VCRs, satellite dishes and other equipment are provided at the discretion of the Owner as an added feature for
the Client's use and are not considered core elements. Again, should these elements be damaged, not working or available,
GFI and the Owner do not accept responsibility for replacing or refunding the Client for these items. Additionally, GFI and
the Owner do not accept responsibility for weather conditions, and/or changes in water levels and/or conditions at neighbouring
cabins and properties. 8. ACCESS The
Cottage Property Owner and /or GFI, its employees, agents, or designates, shall be permitted access to the cottage/property
at any reasonable time during the rental period or occupancy. 9. PETS/ANIMALS No Pets Allowed. A "no pets" stipulation does not guarantee that pets or
other animals such as squirrels, raccoons, mice, skunks etc. or other insects, flying or otherwise, have not been in or around
the cabin and/or property. Subsequently, GFI and/or the Owner do NOT take responsibility for allergies or any other medical
or physical sequel that may occur whether stipulated as "pets allowed" or "no pets". Additionally, allowing
pets in or on a property or cabin that is designated as "no pets" will result, at the discretion of GFI and/or the
Owner, either immediate eviction or a charge of $500.00 plus any associated cleaning costs for subsequent occupants that may
be sensitive to pet dander. Special circumstances such as "Seeing Eye Dogs" require prior written consent. 10. OCCUPANCY The Client is responsible for ensuring
that the maximum occupancy limits stipulated for both daytime and overnight use (regardless of age) are not exceeded. Maximum
Occupancy per Cabin is 6 (six) total people including children. Clients that exceed the pre-authorized maximums will be subject
to immediate eviction without refund or at the discretion of the Owner and/or GFI, a penalty of $100.00 per guest per night.
Please note that subletting of the cabin and/or property is not permitted. Also, separate parties occupying the rental facilities
during different time periods require separate, respective Reservations. Camping, tenting, RVs and/or other portable or temporary
accommodation facilities are not permitted without prior written permission. Cabin rentals are solely for recreational purposes
only, written pre-authorization must be obtained by GFI for rentals of a commercial nature. Failure to obtain such authorization
beforehand will result in immediate eviction without refund or additional financial consideration at the discretion of GFI
and/or the Owner. Additionally, any unreasonable rowdiness, public intoxication or noise that leads to complaints by others
shall result in immediate eviction without refund. Unless otherwise stated, check out is 10 am and check in is 4 pm. 11. CREDENTIALS The Client is both hereby advised
and authorizes that a consumer report (s) regarding personal and/or credit information may be obtained and considered with
regards to his/her Cabin Rental Application. 12. FACSIMILE AGREEMENT The Client agrees that this and other facsimile transmissions may execute this agreement and
this and/or other original facsimile signatures will seal the binding obligation of the parties to be bound by the terms of
this agreement. 13. LIMITATIONS OF LIABILITY
Upon receipt of the Reservation Request executed by the Client on the Reservation Page by clicking on the “Make
Reservation” Button the Client, warrants, acknowledges and agrees with GFI and the Cottage Owner that I/we will use
the cottage, its property, and its facilities in accordance with the Terms and Conditions, the Resort Rules/Inventory Lists,
and the Rental Agreement and that I/we do so at my/our own risk and that I/we indemnify and save, GFI and the Cottage Owner
harmless from any personal injury, sickness or death, loss or damage, however caused, to person or property of the Client,
his/her respective family, and/or guests, during or after the time of occupancy. Additionally, I/we accept full responsibility
of the use of the cabin/property and any and all recreational equipment and agree to pay for any repairs or replacement of
the fore mentioned cabin and equipment beyond normal wear and tear.

RENTAL ETIQUETTE All cabins are privately owned
and as such should be treated with the same respect and care you would as though it was yours. Each cabin contains an
Information Package. This package provides valuable information regarding local marinas, watercraft rental info, locations
of interest and attractions, local restaurants, grocery stores, and other tourist information. This package will also provide
specific information for you regarding "Resort Rules" that have been set forth. ATV and motorized bikes are NOT
permitted. It also contains inventory, cleaning lists, emergency numbers and detailed information on garbage disposal. We
encourage you to read through this package as early as possible as you are responsible for following those guidelines. If
you are unable to locate this package, please call our office as soon as possible. In the event of accidental breakage
of property, we politely ask that you contact us as soon as possible as a matter of courtesy to the resort and subsequent
renters. (Please note that cabins are routinely inspected between rentals and subsequent renters usually quickly discover
any overlooked deficiencies).
Your cabin has been stocked with all the necessary consumables for you to enjoy.
We kindly ask that you replenish all items that are completely used up, including, but not limited to, propane, condiments,
and cleaning products. Your cabin must be left clean and tidy for the subsequent renter. A cleaning checklist is provided
and is the renter’s responsibility to ensure the cabin is thoroughly cleaned prior to check out. All garbage including
beverage cans is to be disposed of properly as outlined in the package. Failure to replace consumables, tidy and clean the
cabin, and removal of ALL garbage will result in charges being levied against the security deposit. Checkout Cleaning is available
at a charge of $250.00 and 48 hrs notice is required prior to your departure date.
RESORT RULES & REGULATIONS
2011
1. Check In Time is 4 P.M. and Check Out Time is 10 A.M. 2. Parking of vehicles on the road, grass
or vacant sites is NOT permitted. Cabin rental includes parking of ONE vehicle at the Cottage and the mooring of ONE boat.
Extra vehicles are limited to 1 and must be parked at the designated Parking Area outside of the entry gate on the West
Side. Parking is Limited and a extra charge is applicable. 3. In consideration of others, Quiet Time is between
11 pm and 8 am and shall be observed. No loud music is permitted at any time. Gates are closed to vehicle traffic at
11 pm. 4. Please insure all garbage has been properly disposed of in receptacles provided. Do not leave garbage
outside of containers or in fire pits. 5. The Applicants Only may occupy cabin rented. Total number of people per Cottage
Reservation shall not exceed 6 (six) including Visitors.Any and All Visitors MUST register and pay at the office upon entering the grounds, whether they walk in, bike in,
drive in, come by boat, etc. All visitors must leave by 9 pm. 6. No alcoholic beverages are allowed in public areas
other than your own site. The use of illegal drugs is not permitted. 7. Foul language, loud music, disrespect to others,
obnoxious disturbances or nuisances WILL NOT BE TOLERATED. 8. Children must be supervised at all times, especially at
the lakefront. Children under 10 years of age are not permitted in the recreation areas without an adult or youth 14 years
or older to supervise them. 9. Fires may be made only in the fire pits provided at the lakefront area. Please do not
scrounge wood from the campground. Firewood is available upon request. When you are done, PLEASE make sure that your fire
is OUT. 10. Cutting down of trees, clearing of brush or removal of any limbs is STRICTLY PROHIBITED. Do not put nails
in trees. 11. FIREARMS, firecrackers or other noisemakers are prohibited. 12. Quads or other ATV’S are not
permitted during the summer months. 13. Snowmobiles and Quads are allowed to and from the cottage on the designated
roads and pathway during the winter months. 14. All fish must be cleaned at the fish cleaning station down by the lakefront.
15. Fishing is NOT permitted off of the dock. The dock is for loading and unloading purposes only. Do not tie boats
to the dock. No bicycles, running or horseplay is permitted on the dock. Anchor boats in front and left of the dock only.
Gone Fish Inn and the Cabin Owners bears no responsibility for loss or damage to person or property of the
Client, his/her respective family, and/or guests, during or after the time of occupancy, however caused and the Client, his/her
respective family, and or guests indemnifies and saves Gone Fish Inn, the Cabin Owners, its employees representatives, officers
and agents, harmless from any and all claims from any personal injury, sickness or death, loss or damage. The Registered Client
is responsible to make all rules known to all Occupants and visitors.
ANYONE NOT OBEYING THE RULES AND REGULATIONS
OF THE RESORT WILL BE EVICTED AND WILL NOT RECEIVE A REFUND. THE MANAGEMENT RESERVES THE RIGHT TO DENY THE USE OF THE RESORT.
